Step 2: Drop a pin to get the details of the land

There are two ways to tell Insights which land you want to study. You can search — type an address, a locality, a project name or coordinates into the search bar — or you can drop a pin directly on the map at the exact spot you care about. Either way, Insights centres on that location and opens its property card, giving you the essentials of the land at that point and a set of layer categories you can switch on around it.

That property card is your starting point: a quick read of the location, a location or suitability score, and the doorway to both the layers and a full report. The real depth, though, comes from the layers — so let us go through all six.

Insights groups its spatial data into six categories, each shown as a hexagon on the map toolbar. Switch a category on and its individual layers appear; toggle any layer to shade it over the map around your location. Here is the full picture at a glance.

1. Boundary layers

The Boundary category answers the most basic question: what exactly is this land? It shows survey numbers and parcel boundaries, village and ward limits, and the master-plan (CDP) and planning-authority zones the plot falls under. Use it first — to confirm a plot's shape and survey number and to see which zone (and therefore which building rules) apply.

2. Connectivity layers

Connectivity shows how the location links to the wider region: airports, highways and major roads, bridges and flyovers, metro, high-speed rail and sub-urban railway. Turn these on to judge how reachable a plot really is today, and how much upcoming transit could improve it.

3. Growth layers

Growth reveals the forces that lift land value over time — industrial corridors and industries, transit-oriented development zones, smart-city areas, cold storage, metro expansion and major national projects. It is the layer that separates a plot genuinely on a growth path from one that only sounds like it. (The SRO guidance layer is an indicative reference only — always confirm the official guidance value with the sub-registrar.)

4. Locality layers

Locality maps everyday life around the plot: schools and colleges, hospitals and clinics, retail, commercial hubs, public amenities, parks and lakes, attractions, hospitality and mobility. Use it to gauge livability and rental demand — the things that make a location easy to live in and easy to sell.

5. Risk layers

Risk is the safety filter, and often the most important one. It flags flood index and ground-water conditions, waterbodies and rajakaluve (storm-water drain) buffers, protected areas, power lines, noise pollution and airport zoning. A beautiful, well-connected plot can still be a bad buy if it sits inside a lake buffer, a drain buffer or a protected zone — this category is where you catch that before you commit.

6. Utility layers

Utility shows the essential service networks the land can connect to: water pipelines, sewer lines, storm-water drains and canals. It is an easy layer to forget and an expensive one to ignore — proximity to these networks affects both buildability and cost.

How to research a location using the layers

The power of Insights is in combining layers, not viewing them one at a time. A simple, repeatable way to research any location:

• Start with Boundary to lock down the exact parcel, survey number and zone.
• Turn on Risk next — check flood, waterbody, rajakaluve, protected area and airport zoning. If a serious risk shows up here, you can drop the plot before wasting more time.
• Add Connectivity and Growth to weigh the upside — how reachable the plot is and which corridors, industries or projects are driving the area.
• Layer in Locality and Utility to judge livability and the service networks available.
• Read them together — growth on one side, risk on the other — to decide whether a location is genuinely worth a deeper look.
